Exciting new plans to continue Ashton Town Centre’s transformation

Ashton town centre is set for even more exciting changes, with new plans in development for the former bus station site and a reimagining of the town’s shopping centres.

A newly approved masterplan builds on the ongoing transformation of Ashton’s Market Square and development of St Petersfield as part of the Ashton Mayoral Development (AMDZ). Outlining a broader vision for the town centre, the plan includes:

The Council is working closely with the owners of The Arcades and Ladysmith Shopping Centre to explore redevelopment opportunities. The masterplan also covers nearby sites, including the former leisure centre and vacant former bus station site.

Following extensive public consultation in recent years, the updated masterplan aims to address key concerns raised by residents, such as:

The key goals of the masterplan are to ensure local people can access and move about the town centre safely and easily, create landmark and welcoming gateways to the town, build on the public realm improvements currently taking place in Market Square, bring more visitors to the town, and provide key services to the local community.

The development would be phased, with potential demolition of the Ladysmith Centre and remodelling of The Arcades. A long list of opportunity sites mostly Council-owned, with some private lands are being shortlisted and identified for potential inclusion. The plans are being actioned with some funding including an allocation of £500,000 from the GM Growth Locations programme. Soft market engagement is ongoing with experienced developers and investors to determine the most suitable delivery model and further funding and investment for Ashton.

To drive these changes forward, the Ashton Regeneration Partnership will be established with the Council seeking a private sector partner(s) to deliver a transformative regeneration programme across the town centre. This will bring together key areas such as St Petersfield and the shopping centres under a unified vision for regeneration across the town. The goal is to create a vibrant, city-style living environment that leverages Ashton’s excellent transport links and supports flexible development models.

Through the Ashton Growth Corridor and Mayoral Development Zone, we’re combining major investment, strategic planning, and a new regeneration partnership to deliver homes, jobs, and vibrant public spaces across Ashton town centre.”
