Plans will be submitted for consideration by Tameside Council during August which will finalise the planning application for Godley Green Garden Village.
Over the last few months site investigation work has been undertaken as part of the ongoing minor refinement and enhancement of plans for the flagship development, as one of the largest in Greater Manchester, it aims to create around 2,150 new homes.
The development is being delivered by Tameside Council together with MADE Partnership, who are supporting planning, funding, and overseeing everything from infrastructure to social value delivery and long-term stewardship.
During an initial exclusivity period, MADE and Tameside Council have been working with current landowners and developers to finalise a comprehensive masterplan and corresponding amendments to the existing outline planning application.
Creating a sustainable garden community with people at its heart is an opportunity to do something different. Public and stakeholder views have been invaluable throughout the application process shaping plans and will continue to do so over the coming weeks.
The planning application proposals were originally submitted in September 2021 and the Council resolved to grant planning permission in November 2023 and again in October 2024.
Godley Green will not just provide much-needed, quality homes for Tameside but also promote sustainability, accessibility, and community wellbeing making it a transformational vision for future living. It will create a place where people can live, work, raise families, travel easily, to enjoy social activities and green spaces with the integrated healthcare, retail, and recreational facilities they need all together
Over 43% of the site is dedicated to green spaces, play areas, and biodiversity enhancements and it will offer quality, mixed-tenure homes, including affordable housing, catering to everyone from first-time buyers to older residents.
The plans will protect surrounding areas from overdevelopment and aim to boost Hyde Town Centre. It will also create at least five hundred jobs annually over its 15-year span, offering training and apprenticeship opportunities for local residents.
